7 Things to Do Before You List Your Home

With a lack of inventory and historically low interest rates, the spring home buying season is beginning here in Birmingham. If you’re looking to make a move, you’ll want to present your home in its best light so you can get top-dollar and a nice return on investment. Below are a few tips to help you along the way:

 

1.  Hire a realtor.

Realtors are invaluable when it comes to listing your home. Did you know that FSBO (for sale by owner) homes typically sell for less than agent-assisted homes? According to the National Association of Realtors, the median FSBO sale price is $200,000. The median sales price with an agent jumps to $280,000. Also, it’s likely that you’re not selling a home every day—and that’s okay! Real estate agents do this all the time and have the experience and expertise to guide you through the process.

 

2.  Kick the clutter.

Once you hire a realtor, one of the first things they’ll likely tell you is to declutter your home. This might mean removing some photos and knick-knacks, clearing the kitchen countertops, etc. You want potential buyers to picture themselves in the space, and that’s harder to do with more stuff laying around.

 

3.  Clean out the closets.

Kicking the clutter applies to the closets and the garage, too—buyers will look in these spaces! This may sound painful, but trust us—it’s worth it. Plus, look at it this way—you’ll have less to move out when the time comes.

 

4.  Assess your curb appeal.

This is the time to be honest. Would your house benefit from a little landscaping or a fresh coat of paint? If the answer is yes, consider doing so. Even fresh flowers, for example, can go a long way in sprucing up a property.

 

5. Embrace neutral paint colors.

Does your home have bright and colorful walls? While fun, they can be distracting to a buyer. It’s best to stick with neutral paint colors when selling your home. It gives the buyer more of that “blank slate” feel. A can of paint is a small investment to make now that will pay off when you list.

 

6. Deep clean.

Before you list, get the broom and mop ready (or hire someone!). You want to communicate to a buyer that your house has been well-maintained and taken care of, and dirt and grime do the opposite. Also, be mindful if you have pets or other odor-causing culprits in your house. Potential buyers can be turned off by certain scents.

 

7. Consider staging.
